Tenancy Agreement
This is a blank agreement, this is required to be completed prior to a tenancy starting.
All the information you might need about being a JSM Student Tenant.
How much is the deposit?
For university students the deposit is £200 per tenant.
Is my deposit entered into a Deposit Protection Scheme?
Yes, your deposit will be entered into a deposit protection scheme. Full information regarding this will be given to you as soon as the deposit is protected and the company we use is www.mydeposits.co.uk
When do I get my deposit back?
We aim to return deposits to departing tenants with 7 days of vacating the property. Delays only occur if the property is not left as it should be and time is then taken to instruct cleaners etc.
How long is the Tenancy Agreement for?
We currently offer University Students a 47 week tenancy commencing 1st September. If you would like a full 12 month tenancy this can be arranged. Simiilarly, we can sometimes offer a shorter tenancy at one of our mixed student/professional occupancy properties.
Do you charge an Administration fee?
Yes we charge £30 per tenant which covers the cost of setting up the tenancy. Please look out for the special offers we sometimes have with reduced admin fees being well received.
What does all inclusive mean?
All inclusive = Gas, Electricity & Water – All generously capped as per the terms of the tenancy agreement.
Broadband via Virgin Media & a TV Licence is thrown in for your convenience. Council Tax is not payable f you are a full time student.
How are the bills paid?
Most Properties are now “all inclusive” and you will therefore not have to worry about any bill payments. If this is not the case, however, you will be fully informed at the time of agreeing to take the property.
How is the rent paid?
Students are required to pay their rent termly in advance via a direct bank transfer. We can accommodate monthly payments if termly payments are not agreeable and take each situation on its own merit so please just ask.
Do you only let to groups?
No, we let to individuals and groups and very much try to suit each person/group to the property. It is more important to us to put the right tenant into the right house rather than just letting the rooms.
Are you Registered with the University of Plymouth?
Most of our properties are registered with the University of Plymouth Accommodation Office and are inspected annually.
Will I need a parking permit to park outside the house?
If you live in a parking permit zone then the answer is yes so it is best to check this out at the time of viewing. Parking permits cost £30 per annum and are obtained from the Plymouth City Council, Civic Centre Office. The email address to make an enquiry is permitenquiries@plymouth.gov.uk
Does the property comply with fire regulations?
Yes, every precaution necessary is taken to ensure the safety of our tenants.
If required, does the property have a licence?
Yes, all properties that require a licence have been licenced and are kept fully certificated annually.
Do you allow smoking inside the property?
No, all our properties are strictly non-smoking. It is the norm these days to smoke outside for the benefit of all tenants.
Can I stay in the property for more than one academic year?
Yes, assuming your rent is paid up to date and you have enjoyed a good relationship with us throughout the year then you will be given first refusal to renew your tenancy for the following year as well as benefitting from the offer of FREE summer rent for the period in between tenancies.
Do you allow two people to live in one room?
Yes, this can be arranged and the general rule is that one rent and a half is charged, quite often less depending on the property. There are specific rooms that are ideal for couples so please ask for availability.
Do I need a TV License?
A TV Licence is included within the rent on all joint tenancies.
Do I have to pay Council Tax?
If you are a full time student in full time education you will not have to pay Council Tax.
Is there Broadband at the property?
All properties are equipped with wireless broadband provided by Virgin Media and the speed selected is adequate for the number of people within the property. If you are looking for something different to what is provided then you are welcome to arrange this at your own expense.
Can I have friends to stay?
As long as the agreement of your colleagues is sought then no objection is made to having friends to stay every now and again. However, if friends staying becomes a nuisance or a permanent arrangement then further discussion would be necessary as each tenancy is specific to those named on the tenancy agreement.
Can I live in the property over the summer?
We are always happy to discuss summer accommodation requirements. In the even that you are staying with us for another academic year, you are welcome to live in the property rent free (excepting utility costs) for the 5 week period in between tenancies.
Do I need to insure my own belongings?
Yes, you will need to insure your own belongings. Our property and contents are insured through SIS Direct and they are always happy to give quotes to our student tenants. Please email them for a quote at insure@sisdirect.co.uk
What kitchen equipment is provided?
We do not provide crockery or cutlery, pots or pans but we do provide all white goods with the exception of a toaster.
What furniture is provided in each bedroom?
Each bedroom is equipped with a double bed, desk, chair, wardrobe, chest of drawers, bedside table, bin, lampshade and curtains as a minimum. Each bedroom door has its own lock and a front door and bedroom door key is provided.
Can I put up pictures/posters?
Within reason we are happy for pictures to be put up using screws/pins/nails. We do not however encourage the use of blue tack for posters as this marks the walls and could affect the deposit return.
Can I bring my own furniture?
We are always happy to discuss personal requirements and will accommodate wherever possible.

Do you provide bedding/towels?
We are unable to provide bedding and towels so please ensure you bring these items with you. If you are travelling from abroad these items can be purchased cheaply from local supermarkets upon arrival but if you are really stuck please just ask and we will see what we can do for you.
